The villa is fully-furnished (chairs, beds, dressers, tables) and includes all the appliances, no cheap, low quality stuff (big Smart TV in the living room, washing machine, dryer, kitchen utensils (built-in full-size western style granite top kitchen set with a sink, gas cooker, microwave, Dolce Gusto coffee maker, kettle, toaster, blender, rice cooker, big fridge, kitchen utensils and crockery etc.) as well as clean, fresh towels (2 per person) & linen, shampoo, soap and shower gel.
The village is located in the safe, quiet and green area.
You can park your car for free in front of the house.
The house is adjacent to the community pool and has an easy free unlimited access (24/7) to it. But, since the pool is not private and managed by the village, it can be closed on some days of month for maintenance (may happen like once year). Please note and understand, that it could occur during your stay.
The price is for the whole house. No one will stay in the house or have access to the house during your stay. Electricity and water are included in the rate. For stays longer than 10 nights).

The villa is situated in a quiet, not crowded and very green area, 2 min. drive (20-30 min walk) from one of the best beaches in Phuket Nai Yang and the Sirinat National Park. 2 min. drive to Phuket airport (planes do not bother), 10 min. drive to the international school Pia Thanyapura, 10 min. drive to Naithon Beach, 15 min. drive from the supermarket Tesco Lotus Thalang. The house is in close proximity to Blue Canyon and Mission Hills golf clubs. 4 outlets of 7/11 stores (closest one in 7 min walk), mini-markets Tesco Lotus Express and Supercheap are a few minutes walk or drive from the house. There is a nice local market nearby where you can buy fresh seafood, veggies and fruits 3 times a week. A variety of Thai and European restaurants, massage shops, coffee shops, bakeries, clubs and shops are all within walking distance. Plenty of jungle/rain forest attractions (waterfalls, gibbons, cable ride, etc.) are in a few min drive.
We recommend renting a private car or bike for your best experience on the island. Let me know if you need a car.

- We want to ensure you respect our community's peaceful environment. Our neighborhood is home to residents who work and value a quiet atmosphere as they go about their daily lives.
So, we request your acknowledgment of our strict no noise house rules and ask that you avoid activities that may cause disruption, including:
• Loud pool use or jumping.
• Playing music outdoors during the day or indoors and outdoors after 7 Pm.
• Loud dinners with excessive noise or raised voices and music.
• Smoking substances such as marijuana.
Please note that any disturbances may lead to neighbors voicing their concerns, and in some cases, contacting police (we had cases before).
- No Third Party Booking (we expect the booker to personally stay with his/her accompanying guests, all guests should provide passport photo before arrival)
-No Smoking inside the house (Cleaning of 1 aircon is 2000 baht, laundry of 1 set of curtains is 2000 baht too. Every room has an aircon and set of curtains as well as sofa cushions that need to be sent to laundry if you smoke.),
- please don't park your car next to the villa but a little further by the corner in the designated places as we have some seriously sick neighbors and they are afraid if your car is parked wrong way, it will block the way and the ambulance won't be able to go through. Thanks for cooperation
- please mind extra beds won't be provided when you book after 5pm (you can book for up to 6 guests after 5pm)
- take off your shoes before entering the villa;
- do not smoke inside the villa;
- please, keep silence after 7 pm in the villa and the pool, we are in residential area (no noise);
- no pets (immediate check Out);
- no loud parties;
- lost keybaht charge will be imposed;
- you break it - you buy it (please be careful with the décor, furniture etc.).
- do not put sanitary napkins or tissues in to the toilet bowl, use bins provided (if clogged service fee 3000baht);
- take off your shoes before entering the villa;
- please be responsible guest, turn off air conditioners and lights when you are not in the villa;
- do not take any decor, books and magazines out of the villa;
- do not smoke inside the villa (finebaht will be applied), do not burn any candles or scent sticks;
- you break it - you buy it;
- don't launch lanterns or fireworks from the villa
- dry cleaning of 1 mattress 4000 baht
Please mind swimming pool may be closed for maintenance on some random day.
- If your stay is 7 nights and longer electricity is charged extra by meter upon check out (5.5 Baht per Kwh).

Thailand is a warm tropical country with a lot of flying and crawling creatures. The house is located in green rural area. It is strongly recommended to look after your food, leftovers and trash, as well as keep doors closed at all times to prevent pests from entering the house.
Please don't leave the house open with light on in it at night time as it will attract insects. Try to keep only the outside light on and windows closed.
Please note, for the same reason small lizards, mosquitoes, ants, roaches, spiders and other animals are absolutely normal things to see around, especially in rainy season.
